TUSCALOOSA, Ala. — January 2010 home sales in Alabama were up 4.4 percent over January 2009, according to a report from The University of Alabama’s Alabama Center for Real Estate.

Sales for the month decreased by 28.4 percent from December 2009.
“Historic data (from 2006-2010) indicates that January home sales, on average, traditionally decrease from the month of December by 22.3 percent,” according to the report.
“Historic data (from 2006-2010) indicates that January median sales prices, on average, traditionally decrease from the month of December by 3.0 percent,” according to the report. “January ‘10 median sales price decreased by 4.6 percent from December ’09. The excess housing supply continues to apply downward pressure on year-over-year home pricing in most, but not all, Alabama markets.
“Despite this fact, January 2010 represents the first return to positive year-over-year percent change (vs. Jan 09) since April 2008, likely the most favorable news for the month.”
