UA center: Alabama home sales fell 4.4 percent in 2010

…Current foreclosed homes on the market, along with the addition of more distressed properties on the selling block, will be an ongoing concern, said Grayson Glaze, executive director of the Alabama Center for Real Estate at the University of Alabama. In ACRE’s latest housing report, data show that statewide home sales totaled 36,234 in 2010, down 4.4 percent from 2009. In the Birmingham area alone, year-over-year home sales fell 9 percent…In his assessment of the data, Glaze notes that 52 percent of local real estate associations in the state reported positive sales gains. In addition, December’s statewide home sales rose 8.2 percent from November…”In a nutshell, current statewide housing supply will continue to outpace demand for the foreseeable future,” Glaze wrote. “The market will continue to experience elevated levels of distressed sales, resulting in pricing pressure during 2011…Glaze noted that the state’s housing inventory needs to drop below the historic five-year average of about 35,000 units for the market to become more stable. Statewide, the Alabama consumer should continue to focus on the long-term recovery (measured by years, not months) of today’s real estate market, he wrote.
Educator’s efforts earn top honor
